Choosing the right neighborhood is one of the most important decisions you will make when buying a home. It is not just about the house — it is about the schools your kids will attend, the commute you will drive every morning, the parks where your family will spend Saturday afternoons, and the community you will call home for years to come. After more than 20 years selling real estate across Collin County and over 1,000 homes sold, I know these neighborhoods inside and out. This guide covers the best neighborhoods across every major city in Collin County — with real data on schools, pricing, amenities, and who each community is best suited for.

Prosper

Prosper has become one of the most sought-after cities in Collin County for luxury new construction. The city is served by the highly rated Prosper ISD, which received high TEA accountability ratings and continues to grow alongside the community [1]. Here are two standout neighborhoods:

Windsong Ranch

Windsong Ranch is a 2,000+ acre master-planned community that has become synonymous with luxury living in Prosper. Home prices range from approximately $400,000 to nearly $3 million, with a median around $860,000 [2]. The community features a stunning 5-acre crystal lagoon, multiple resort-style pools, a fitness center, sports courts (tennis, pickleball, basketball), over 600 acres of green space, and miles of hike-and-bike trails. Windsong Ranch Elementary is on-site, and residents are zoned to Prosper ISD — including the newly opened Mosley Middle School and Richland High School.

Best for: Growing families, luxury buyers, and anyone who wants a resort-style lifestyle with top-tier schools. Ideal for move-up buyers seeking new construction with space and amenities.

Star Trail

Star Trail is a 900-acre upscale master-planned community near the Dallas North Tollway in Prosper. Homes range from approximately $715,000 to over $1.2 million [3]. The community includes on-site Joyce Hall Elementary (Prosper ISD), multiple resort-style pools, a splash pad, clubhouse, parks, playgrounds, and courts for pickleball, tennis, and basketball. Annual HOA dues are approximately $1,200–$1,500. Star Trail offers a slightly more established feel than some of the newer developments in Prosper, with mature landscaping and a strong sense of community.

Best for: Professionals and families who want luxury living with excellent schools and a strong community atmosphere. Great for those who commute along the Dallas North Tollway corridor.

Celina

Celina is one of the fastest-growing small cities in Texas, blending small-town charm with modern new construction. Celina ISD received a TEA "B" rating with a score of 87 [1], and the city continues to attract premier builders and master-planned communities.

Light Farms

Light Farms is a 1,070-acre master-planned community in Celina known for its extensive amenities and family-oriented design. Home prices range from approximately $595,000 to over $1.1 million, with a median around $790,000 [4]. Properties typically feature 4 to 5 bedrooms and range from 2,800 to 4,500 square feet. Light Farms Elementary is on-site and is part of the Prosper ISD system — a major draw for families. The community features five resort-style pools, a fitness center, over 240 acres of green space, 25+ miles of trails, and courts for tennis, pickleball, and basketball. HOA fees range from $125 to $139 per month.

Best for: Families who want the Prosper ISD school experience at a slightly lower price point than Windsong Ranch or Star Trail. Excellent for those who value trail systems and outdoor living.

Tuscany Meadows & Cross Creek Meadows

The Tuscany Meadows and Cross Creek Meadows area in Celina represents some of the most accessible new construction in the city. While specific neighborhood data is limited for the Tuscany Meadows name, the Cross Creek Meadows development by Normandy Homes offers homes in a range that appeals to first-time buyers and growing families. Homes in Celina's new-construction communities generally start in the $450,000 to $700,000 range, with Celina ISD schools serving most of the area. This corridor is ideal for buyers who want modern homes in a growing community without the premium price tags of Prosper.

Best for: First-time buyers, young families, and anyone seeking new construction in a rapidly appreciating market with solid schools and room to grow.

Frisco

Frisco is the economic powerhouse of Collin County, anchored by The Star (Dallas Cowboys), the PGA of America, and a rapidly expanding dining and entertainment scene. Frisco ISD is consistently ranked in the top five school districts in Texas, making it one of the primary drivers for families choosing the city [5].

Phillips Creek Ranch

Phillips Creek Ranch is a nearly 1,000-acre premier family-oriented master-planned community. Home prices typically range from $800,000 to over $2 million [6]. The community includes over 100 acres of green space, 18+ miles of hike-and-bike trails, numerous lakes, a state-of-the-art fitness center, a resort-style pool complex with a junior Olympic lap pool, and the "Texas Backyard" — a gathering space with fire pits, bocce, volleyball courts, and an open-air pavilion. Families are zoned to highly rated Frisco ISD schools including Sparks and Bledsoe Elementary and Pioneer Heritage Middle School. Monthly HOA fees range from $170 to $182.

Best for: Established professionals and families who want the best of Frisco — top schools, resort-style amenities, and a premium community with strong resale values.

The Fields, Hollyhock & The Grove

Frisco's newest master-planned communities represent the cutting edge of North Texas living. The Fields is a transformative development bringing mixed-use retail, dining, and luxury residences to the southern Frisco corridor. Hollyhock and The Grove offer new construction in the $600,000 to $1 million+ range, with modern floor plans, community amenities, and access to Frisco ISD's top-rated schools. Frisco continues to expand northward, and these communities are where much of the newest inventory is concentrated. Builders include Drees, TriPointe, and Ashton Woods, among others.

Best for: Buyers who want the latest in new construction design and smart-home technology, with proximity to Frisco's growing entertainment and employment corridors.

McKinney

McKinney is the heart of Collin County — named the #1 Best Place to Live in America by Money Magazine, and it still lives up to that reputation. The historic downtown square, award-winning dining scene, and a blend of established and new neighborhoods make it one of the most versatile cities in the county. McKinney ISD received a TEA "B" rating with a score of 88 [7].

Craig Ranch

Craig Ranch is a premier master-planned community in McKinney focused on active living. The median home price ranges from approximately $439,000 to $599,000 [8]. The community features the championship TPC Craig Ranch golf course, over 400 acres of green space, extensive hiking and biking trails, access to the Cooper Aerobics and Fitness Center, and proximity to Hub 121 and Craig Ranch Town Center for dining and entertainment. Schools include well-regarded McKinney ISD campuses such as Wolford and Bennett Elementary.

Best for: Active professionals, golfers, and anyone who wants a fitness-oriented lifestyle with solid schools and convenient access to Highway 75 and the Sam Rayburn Tollway.

Tucker Hill

Tucker Hill is a master-planned community known for its traditional, walkable design featuring tree-lined streets, diverse architecture, and a "front porch lifestyle." Homes range from the mid-$400,000s to over $900,000, depending on size and finishes [9]. Amenities include a resort-style pool, Residents' Club, dog park, playgrounds, and hike-and-bike trails. Schools are zoned to McKinney ISD, including Baker Elementary, Rogers Middle School, and Reynolds Middle School. Tucker Hill offers a warmer, more traditional feel compared to the newer developments — it is ideal for buyers who value character and community charm.

Best for: Families, empty nesters, and anyone who values traditional neighborhood design, walkability, and a strong sense of community. One of the best values in McKinney for the quality you get.

Plano

Plano is the established powerhouse of Collin County — corporate headquarters for Toyota, Capital One, Ericsson, and FedEx, with walkable dining and entertainment at Legacy West and The Shops at Legacy. Plano ISD is consistently ranked among the top 10 school districts in Texas, providing a proven foundation for families and a strong driver of home values [5].

Willow Bend

Willow Bend is one of West Plano's most prestigious established neighborhoods, featuring large homes on spacious lots with mature trees and a classic luxury feel. Median home prices often exceed $1 million [10]. Zoned to top-rated Plano ISD schools, Willow Bend is ideal for buyers who want established luxury with proven appreciation. The neighborhood is close to premier shopping, dining, and major employment corridors.

Legacy West

Legacy West is Plano's premier urban-style luxury district. The area features upscale high-rises, townhomes, and single-family residences in the heart of the Legacy business corridor. Median home prices typically exceed $1.3 million [11]. Walkability is the selling point here — residents can walk to restaurants, shops, and entertainment along the Legacy West development. Zoned to Plano ISD schools, this neighborhood attracts professionals who work in the Legacy business corridor and want to eliminate their commute.

Best for: Professionals, executives, and luxury buyers who want a walkable, urban-style lifestyle in the heart of Plano's business and dining corridor.

Anna

Anna is one of the fastest-growing small cities in Collin County, attracting buyers who want modern new construction at more accessible price points. Anna ISD earned an "A" rating for Anna High School in the 2024-25 TEA accountability ratings [12]. New-construction homes in Anna typically start in the low $400s, making it one of the most affordable entry points into Collin County [13]. You are still just 15 to 25 minutes from Frisco and McKinney, giving you access to everything those cities offer while enjoying a quieter, more spacious setting.

Best for: First-time buyers, growing families, and anyone who wants new construction with space and value. Excellent for buyers who work in Frisco or McKinney and want a short commute with more home for their money.

Melissa

Melissa is known for rural luxury and one of the top-rated school districts in North Texas. Melissa ISD earned an "A" rating with a TEA score of 92 for the 2024-25 school year — among the highest in the region [7]. Average new-construction prices in Melissa hover around $519,000 [14]. The city offers a mix of custom estates, equestrian properties, and master-planned communities with larger lots and a more rural setting. You get A-rated schools, space, and a tight-knit community — all within 20 minutes of McKinney and Frisco.
